DEPOSIT:  A non-refundable deposit of 25% secures your booking.  If less than 6 weeks in advance the total amount is payable in advance.

FINAL PAYMENT:   Once the booking is accepted, the balance is payable 4 weeks before your arrival.

ARRIVAL & DEPARTURE:    For weekly lets (Sat to Sat) the cottage is available from 2pm, & must be vacated by 10am on day of departure.  Short winter breaks by arrangement.

DOGS:   Well-behaved dogs permitted by agreement.  It  should be kept under control at all times, both inside & outside the property (this is a farming area & there are animals kept in nearby fields & the garden area is unfenced).  The dog must be restricted to the kitchen/dining area of the cottage, a dog gate is provided for this purpose.  It must not be left unattended in the cottage.  All mess must be cleared up. The hirer is responsible financially for any damage caused.

SMOKING:  No smoking permitted.

CLEANING & BREAKAGES:     The cottage to be left clean & tidy at the end of your stay.  You are responsible for the cost of any breakage’s or damage.  Please report as soon as convenient.

CANCELLATION:     If cancelling within four weeks the visitor is liable for the full rental unless we are able to re-let. We recommend holiday insurance to cover this.

LIABILITY:     The owners cannot be held responsible for loss or damage to the visitor’s belongings or any injury sustained during their stay.
